Challenge
LZI provided building enclosure design peer review and construction administration for the seventeen-level commercial tower that features 302 units of permanent supportive housing, the largest development of its kind in Los Angeles. The project also features a stand-alone four-level parking structure with 212 parking stalls and 172 bicycle parking spaces with retail on the ground level. The parking structure’s rooftop offers an array of amenities and a versatile space for community events, gatherings and more, including a courtyard, barbecue area, and community garden. The project was delivered using a design-build approach under an accelerated and demanding construction schedule. LZI completed design peer review of the below grade and retaining wall waterproofing, fire water tank waterproofing, exterior wall cladding (rainscreen metal panels over AWB), horizontal waterproofing (traffic bearing and protected membrane assemblies), a variety of fenestrations (window-wall, storefront, and curtain wall, glass block wall), sheet metal flashings, seismic expansion joints, and low-slope roofing. LZI provided construction administration services that included submittal and shop drawing reviews, responses to RFIs, progress site visit reviews, exterior facade testing program and observations. Project challenges included complicated transitions between pre and post applied below-grade waterproofing, unique “zig-zag” geometry of the window wall, and narrow access to the south building elevation due to close proximity to existing two-level neighboring building.
