410 W. 7th Street – Core & Shell Renovation for Mixed-Use Development

LOCATION: 410 W. 7th Street, Los Angeles, CA 90014

CLIENT: Rapt Studio, Culver City, CA
CHALLENGE: LZI is the building enclosure consultant for the renovation of this existing 3-story building of type I-B construction with full basement, and partial sub-basement built in the early 1900’s. The project includes a seismic upgrade to the structural concrete frame, new main façade with storefront fenestration and rain screen over exterior insulation over air barrier, 3rd floor addition and conversion of roof to balcony terrace, and main roof replacement with new roof-top mounted HVAC equipment. Project challenges include sloping and waterproofing the concrete basement lid that extends under a highly-trafficked sidewalk to achieve retail occupancy below, addition of framing and structure to detail building separation joint between two taller buildings on either side of the structure, roof and terrace drainage and assembly selection, unique detailing to accommodate many existing conditions intended to remain, and waterproofing detailing for addition of new elevator pit in basement.
