Multifamily Development

LZI provided building enclosure consulting services for a mixed-use development comprised of a 3-story, wood-framed structure and commercial office supported on a common concrete podium deck with subterranean parking. We investigated multiple areas include horizontal podium deck, planters, exterior walls, and different fenestration types with reported water intrusion issues to determine the leakage source(s) and provide recommendations for repairs. Project challenges included conducting investigation water testing with minimal disturbance of installed work and constrained facade access.
