Challenge
LZI investigated sources of water intrusion through the existing signature green, standing seam metal roofing in flat and curved configurations along the Concourse, Compass and South Hall. Leakage through deteriorated asphalt felt roofing underlayment, transitions and at internal gutters was significantly disrupting building operations and deteriorating interior finishes. LZI closely collaborated with the roofing trade partner, to conduct forensic water testing, and temporarily deconstruct select areas of the roof panels to understand the as-built assembly and accurately inform the replacement design. LZI developed repair design drawings and specifications for the replacement of the roof, which required matching the existing finishes and color. LZI’s design enhanced the waterproofing characteristics by specifying more contemporary and high-performance roofing products including high compressive strength gypsum cover board and high-temperature resistant self-adhered underlayment that replaced the failed existing asphalt-saturated roofing felt. LZI’s design also emphasized sustainability and scope efficiency by reusing the existing rigid board installation. LZI is supporting the project during construction by conducting submittal reviews, periodic site visit observations, and addressing field conditions. The roof construction is in currently ongoing.
