LZI provided consulting services that included performing a comprehensive roofing assessment of nine distinct roof areas, constructed in the mid 1990s and totaling approximately 46,000 GSF.  Roof types included asphalt BUR (built-up roof) with aluminum coating, and BUR with gravel surfacing. LZI also evaluated the horizontal and vertical SEJ (seismic expansion joints) that separated roof areas. Our services included review of as-built construction drawings and prior reports, site investigation to document the existing conditions, interior leakage/damage survey, coordination of roof core sampling and patching by licensed roofing contractor, non-destructive roof moisture survey using capacitance meter, development of roof assessment report, basis of design scope of work for roof repair/replacement.
