LZI provided roof consulting services for the water intrusion investigation and roof recover repair design for the three, back of house roof areas, totaling approx. 11,500 GSF constructed in 2010. The roof types included thee-ply modified bitumen SBS (styrene butadiene styrene) with mineral surfaced cap ply, over perlite cover board, over tapered insulation over asphalt vapor retarder, over composite metal deck with concrete fill. The repair design comprised of repairing existing deficiencies by cutting out blisters and removing existing walk pads, overlaying the existing roof with a new high reflective MB SBS cap ply, replacing the SBS base flashing with new foil-faced MB SBS flashing, and replacing existing lead jack flashing with reinforced cold-fluid membrane flashings. Most of the of the existing roof assembly was able to be salvaged and remained in-place which resulted in significant construction cost savings, reducing the project schedule, and minimizing disturbance to the building occupants. Also the roof system manufacture was able to extend the expiring 15 year roof system warranty by an additional 10 years. Our services included site investigation to document the as-built construction, water testing, development of repair scoping documents, and construction administration.
